How much do floor plans cost in London?

Measured floor plans of a London home start at £275 from us, with no VAT charged. They are drawn to scale from a laser-measured visit, so you can use them to market a sale or letting, support a lease, record a layout before a refurbishment or start a project from facts rather than estimates.

The short answer: from one fixed price

Our floor plans start at £275. For that we visit and measure the property with a laser distance meter, then draw scaled, dimensioned plans of each floor. The fee depends on the number of floors and the size of the property, and on whether you also want elevations or a site plan, which are added where they are needed.

A floor plan has no design in it, so it is a smaller job than a planning set and is usually ready sooner. If you are likely to go on to an extension or loft, the measured plans are reused as the existing drawings, which avoids a second visit.

How a floor plan is made
  1. Measure on site

Each floor is measured with a laser distance meter: rooms, walls, doors, windows and stairs.

  2. Draw to scale

Plans are drawn to a stated scale with dimensions and north shown.

  3. Check and issue

The plans are checked against the measurements and issued as a PDF.

  4. Reuse later

The same survey can be the existing base for a planning or building regulations set.

What the area on the plan means

Anyone who has compared two listings for similar flats knows areas differ, and the reason is the method. The government's space standard defines gross internal area as the total floor space measured between the internal faces of perimeter walls that enclose the dwelling, including partitions, structural elements, cupboards, ducts, flights of stairs and voids above stairs.

The same standard sets the smallest home it covers at 39 square metres, for a one-bedroom home for one person with a bath, and asks for a floor-to-ceiling height of 2.3 metres for at least 75% of the area. We state the method on the plan, so a buyer's surveyor and a lender are comparing like with like. A plan that gives an area without saying how it was measured is worth less than one that does.

Who uses them, and for what

Homeowners use plans to sell or let, with agents often asking for one alongside the photographs. Solicitors and lenders may need a lease plan showing the extent of a flat. Landlords record the layout of a let property, and a landlord of a shared house needs room sizes: a bedroom for one adult must be not less than 6.51 square metres under the national licensing conditions, so a measured plan shows whether a room can be let as a bedroom.

If you are a landlord whose house needs a licence, our HMO licence plans add the schedule and the pack the council expects.

When a floor plan leads to more

A planning application needs plans drawn to an identified scale, with the direction of north shown (Planning Practice Guidance). The measured plan meets that, which is why people who start with a floor plan often continue to drawings. Our posts on rear extension drawings and measured building surveys explain the next steps.

If you only need to decide how to use the rooms you have, our interior layout plans add furniture and layout options. The floor plans page shows the service.
