Drawings services for London homes: what we draw and what it costs
Our drawings services cover every stage between a measured survey and the building regulations package. Starting fixed fees: £200 for a laser-measured survey, £645 for lawful development certificate drawings, £745 for householder planning drawings, £745 for building regulations drawings and £745 for structural calculations for a single beam.
Prefer to talk it through?
Start with the survey
Every set of drawings begins with the house as it stands. A laser-measured building survey with existing plans starts at £200. The existing plans then carry through to the planning set, so the survey is one step you do not repeat. See measured building survey for what the survey records.
Drawings made from guessed dimensions invite questions from the council, because a plan has to match the building it describes.
Planning: permission or a certificate
Householder planning drawings start at £745. The set includes the survey, drawings, a design statement and the submission. The council's own fee is separate, and for a householder application it is £548 from 1 April 2026.
If your project can go ahead under permitted development, lawful development certificate drawings start at £645, with the certificate submission. A certificate is the council's written record that the work is lawful, so it is the route for owners who want proof without a full application.

A rear dormer loft conversion drawn under permitted development starts at £695.
Building regulations and structure
Planning and building regulations are separate approvals, and the second one governs how the work is built. A full plans building regulations drawings package starts at £745. It is the set a building control body checks and a builder works from.
When the work removes a wall or a chimney breast, what sits above needs support, usually a beam. Structural calculations for a single beam or opening start at £745. A named, insured engineer prepares them as a separate service, and we draw the structural drawings into the same set.
Loft conversions
A rear dormer loft conversion drawn under permitted development starts at £695. That price covers the dormer set: the drawings that show the dormer's volume and materials stay within the class. Our dormer loft conversion drawings page sets out what is in it, and the wider loft conversion drawings page covers hip-to-gable and mansard schemes.

Choosing between them
Many projects need two or three of these in order: survey, planning or certificate, then building regulations. If you want all of them, say so on the form and we will quote them together. If you are unsure which approval your project needs, our permitted development entry is the place to start, and you can see every price on the pricing page.
