Garage conversion drawings in London
Garage conversion drawings for a London home cost from £645, or £745 where an Article 4 direction applies. Many conversions need no planning application, but all need Building Regulations approval. DrawingsDirect prepares both sets, and the lawful development certificate drawings if you want written proof the work is permitted.

What the drawings are for
A garage becomes a habitable room only when it meets Building Regulations: insulated walls and floor, ventilation, fire safety and a new wall where the door was. The drawings show the existing garage, the proposed room and the construction detail the building control officer needs.
If the council also needs to see the scheme, the same plans and elevations support a planning application or a certificate of lawful development.
Do you need planning permission?
Often not, when the garage is attached and the work is internal, because the outside appearance barely changes. Three things can reverse that: an Article 4 direction that removes the right, a condition on the original planning permission that keeps the garage for parking, and a scheme that changes the front elevation beyond what the rules allow.
Our analysis of MHCLG planning application statistics, table PS1 (released 24 Sep 2026) shows that councils in England decided 84,906 certificates of lawful development across the eight quarters from 2024 Q3 to 2026 Q2. They are a routine way to settle the question, and a certificate is useful evidence when you sell.

Timings you can plan around
