What does a floor plan have to show?
Government planning guidance says plans and drawings must be drawn to an identified scale, and that plans must show the direction of north. A useful floor plan goes further: wall thicknesses, door swings, window positions, stairs and the size of each room, one drawing per level.
Ours are drawn from a visit to the property, not copied from an estate agent's brochure or an old set of drawings, which may not show later alterations. The national making an application guidance is the reference we draw to.
What do floor plans cost in London?
Our starting fixed fee for a measured survey is £200, and for floor plans £275. A larger house, extra storeys or added elevations are quoted to suit, and the pricing page lists every fixed fee.
If the plans are the first step towards a planning application, the starting fixed fee for householder planning drawings is £745. You can order the floor plans first and add the design drawings once they know what the house has to work with.

Our analysis of MHCLG planning application statistics, table PS2, shows London's 33 councils made 23,967 householder decisions, including prior approvals, over the four quarters to 2026 Q2, and 86% of them were granted.
Why do accurate room sizes matter?
Room sizes decide what you can change. The nationally described space standard says a single bedroom should have a floor area of at least 7.5 m² and be at least 2.15 m wide. If you want to turn a box room into a bedroom, a scaled plan tells you at once whether it reaches that figure.
The same applies to a loft, a garage or a side return. Measure once, draw it properly, and every later drawing starts from the same dimensions. Our measured building survey adds elevations and sections when the project needs them.
How many London householder applications are granted?
Our analysis of MHCLG planning application statistics, table PS2, shows London's 33 councils made 23,967 householder decisions, including prior approvals, over the four quarters to 2026 Q2, and 86% of them were granted. That is a record of the past, not a forecast for your house, and each case was judged on the drawings in front of the council.
Not every project needs a full application. The same release, table PS1, shows 24,335 certificates of lawful development decided over eight quarters. A certificate also needs accurate existing plans, so our lawful development certificate drawings start from the same survey.

Floor plans by borough
Each council has its own validation list and its own planning pressures, so we write up the local picture borough by borough. Start from the list of London councils, or go straight to Hackney, Greenwich or Harrow.
We cover all 33 London boroughs and deliver drawings in 7 days, so west and north-west London owners get the same service as everyone else.
What happens after you order
We agree the fixed fee and a date for the visit. We measure each level, draw the plans to scale and send them to you. If you then want an extension, loft or conversion designed, the planning drawings service builds directly on them.
