House extensions in Wandsworth: when a wraparound makes sense
DrawingsDirect draws house extensions across Wandsworth, and a wraparound is the one that takes in the side passage and the back of the house in a single build. Our fixed fee for wraparound drawings starts at £1,095 with the measured survey included, and we tell you early if the scheme needs a householder application.

What a wraparound adds to a Wandsworth house
Many terraces have a narrow passage beside the back room. A wraparound takes in that passage and the garden behind it, giving one wide, open room instead of a long thin one. It is a bigger job than either a side or a rear extension alone, because the two parts share structure and a single roof design.
If you are weighing it against a plain side return, our comparison of side return and wraparound extensions sets out the differences, and the cost guide covers build budgets.
Which permitted development limits shape the design?
Part 1 of the General Permitted Development Order is the starting point. For a side extension it says the part beyond the side wall must be a single storey and must not have a width greater than half the width of the original house. For the rear it allows a single-storey extension of up to 3 metres on a house that is not detached.
If the side part goes past those limits, the wraparound needs a householder application instead. A rear part deeper than 3 metres may have another route, set out below. Our guide to permitted development explains how the pieces fit, and we mark the line on your drawings so you can see where your scheme sits.

Our analysis of MHCLG planning application statistics, table PS2, shows Wandsworth made 977 householder decisions, prior approvals included, over the four quarters to 2026 Q2, and 92% were granted.
Deeper rear extensions and the prior approval route
A deeper single-storey rear extension can go through the larger home extension prior approval. Our analysis of MHCLG planning application statistics, table PS1, shows Wandsworth determined 56 of these, granted and refused together, over the eight quarters from 2024 Q3 to 2026 Q2.
It is a short process with its own rules, set out in our guide to prior approval for larger home extensions. Neighbours are consulted, so the drawings need to be clear to someone who has never seen your house.
Conservation areas in Wandsworth
Our analysis of the MHCLG Planning Data Platform conservation-area dataset (snapshot retrieved 19 October 2026) finds 47 live conservation-area entries for Wandsworth on the national register. The count says nothing about your street, so look up your address on Wandsworth Council's own conservation area map before you settle a design.
Inside one, side extensions face tighter limits. Our guide to extensions in conservation areas covers what changes.

What Wandsworth decided, and what it costs
Our analysis of MHCLG planning application statistics, table PS2, shows Wandsworth made 977 householder decisions, prior approvals included, over the four quarters to 2026 Q2, and 92% were granted. Excluding prior approvals, 91% were decided within 8 weeks. These are past results, not a forecast for your address.
Our analysis of the Planning Inspectorate Casework Database (released 1 October 2026) shows 204 householder appeals decided for Wandsworth between 2021 and 2026, with 36% allowed. A clear first submission is cheaper than an appeal.
The council's fee for a householder application is £548 under the national fee schedule. Our fixed fee for the drawings starts at £1,095, and the pricing page lists the rest. For the wider picture, see our planning permission page for Wandsworth.
