The odds, and what they leave out
In our analysis of MHCLG planning application statistics, table PS2, the council made 977 householder decisions across the four quarters from 2025 Q3 to 2026 Q2 and granted 92%. For applications that were not prior approvals, 91% were decided within 8 weeks.
These figures cover every kind of householder project, from porches to rear extensions. Nothing in them separates lofts, and nothing in them says how your own application will go. They show the borough's general pattern and no more.
What the appeals record suggests about drawings
Our analysis of the Planning Inspectorate casework database (release 2609) finds 204 householder appeals in Wandsworth decided between 2021 and 2026, and 36% allowed. Most were dismissed.
A refusal of a loft scheme can turn on what the neighbours and the street see: the bulk of a dormer, how it sits against the ridge and eaves, and materials that do not match. A clear elevation and a section that shows the set-back from the eaves answer those points before a case officer has to ask. That is the work our drawings do.

A rear dormer's drawings start from £695, with free redraws until the council or building control is satisfied.
Staying outside the application process
A lawful development certificate can confirm a loft that fits permitted development. Wandsworth decided 695 certificates of lawful development of all kinds across the eight quarters from 2024 Q3 to 2026 Q2, in our analysis of MHCLG table PS1.
The limits are 40 cubic metres for a terrace house and 50 cubic metres for any other house, and the enlargement must stay not less than 0.2 metres back from the eaves. Schedule 2, Part 1 of the General Permitted Development Order gives the full list of conditions.
Our analysis of the MHCLG Planning Data Platform datasets (bulk snapshot retrieved 19 October 2026) counts 47 live conservation-area entries on the national register for the borough. A house in one of them needs an application, so check the council's own map for your street first.
Loft work alongside other projects
Many Wandsworth owners combine a loft with a ground-floor project. Our wraparound extension drawings page for Wandsworth and the floor plans page cover those, and the hip-to-gable page covers side-roof loft work. If you live in SW11, the Battersea loft page explains how to work out the volume you may add.
A rear dormer's drawings start from £695, with free redraws until the council or building control is satisfied. The pricing page lists other roof forms.
