How much do architectural drawings cost in London?
Planning drawings for a London home start at £695 with us for a rear extension, dormer or loft, and at £745 for householder planning drawings. The fullest planning and Building Regulations package is £3,145. The price depends on the type of project, not on the hours we spend. The council's own application fee is separate and paid to the council.

Our fixed fees, project by project
We price by project type and quote one fee, so you know the figure before we start. These are starting fees from our published price list.
Householder planning drawings, a side return or a set of architectural drawings start at £745. A rear extension, dormer or loft starts at £695, and a garage conversion at £645. A lawful development certificate or permitted development drawings start at £645, and a measured survey or a set of floor plans starts at £200. Building Regulations drawings start at £745, and mansard planning drawings at £845.
Larger schemes cost more because there is more to draw and more for the council to check. A wraparound extension or a garage with an extension starts at £1,095, and a house to two flats at £1,195. A double-storey extension starts at £995, and a new-build home starts at £1,450.
Packages that cover planning and Building Regulations
If you want one team to take the project from planning through to construction drawings, the combined package starts at £1,845 for planning and Building Regulations drawings. The fullest version of that package is £3,145.
That all-inclusive package includes the structural calculations, prepared by a named, insured engineer. On their own, structural calculations start at £745. Our planning drawings vs Building Regulations drawings guide explains why the two sets differ and when you need both.

The council's fee is not our fee
Every planning application carries a statutory fee paid to the council. From 1 April 2026 a householder application to alter or extend a single dwellinghouse costs £548 (category 6(1) of SI 2012/2920 as indexed, per the government fee table).
A certificate of lawful development for a proposed project is charged at half the full application fee, so £274 for a householder project (that figure is our arithmetic from the government table). Add the council's fee to your budget on top of the drawings.
What moves the price
Three things change the cost of drawings more than any other. The first is whether a survey exists. If the house has not been measured, we measure it, and that adds to the early work. The second is the number of drawings the council or a conservation officer asks for. The third is whether the scheme is a straightforward extension or something that touches the roof, the structure or the use of the building.
To see what a set contains, read our guide to what is included in an architectural drawings package. For individual projects, the house extension drawings and loft conversion drawings pages show how each is scoped.

Why a quote that is much lower deserves a question
A very low price can mean something has been left out. Ask whether the quote includes the survey, the location and block plans, the design statement and the submission to the council, and whether revisions after a council comment cost extra. Compare like with like before you compare totals.
If your project does not fit a listed type, send us the details and we will give you a fixed fee for it.
