What a new house in Purley costs to draw

Our published starting fee for new build house feasibility and planning drawings is £1,450 with no VAT to add. It is on the public price list, not behind a form, so you can set it against the rest of your budget before you talk to anyone.

That fee covers the drawings. It does not include what Croydon charges to receive your application, which is a separate cost set out in the next section.

The Croydon fee for a new dwelling

Planning application fees in England changed on 1 April 2026. For a full application to erect a new dwellinghouse, the national fee for each dwellinghouse is £610. The government's fee schedule words it as £610 for each dwellinghouse, within the category for small residential schemes.

The fee goes to the council, not to us, and we show it separately from our own so the two never blur into one headline number.

How big does a new home have to be?

The nationally described space standard sets minimum floor areas by number of bedrooms and occupants. The smallest figure in its table is for a one-bedroom, one-person dwelling: 37 m2 gross internal area where there is a shower room instead of a bathroom.

Most Purley plots will be aiming well above that, but the table is a useful floor when you are testing whether a small infill or garden plot can hold a sensible home at all.

Croydon planning figures worth knowing

Over the four quarters to the second quarter of 2026, Croydon made 1,576 planning decisions of all kinds. Of those, 786 were householder decisions, the type that covers extensions and alterations to an existing home. Householder decisions are not new-build decisions, so read these as a picture of the borough's planning workload, not a forecast for a new house.

On that householder record, 87% were granted and 95% were decided within 8 weeks. Eight weeks is the statutory decision period for an application that is not major development under the Development Management Procedure Order 2015, article 34(2)(b).

Householder appeals tell a different story. Of 287 householder appeals decided, 39% were allowed. A fraction like that means the Planning Inspectorate has overturned a good number of Croydon refusals, but it says nothing about any individual site.

Conservation areas in Croydon

Croydon has 20 live conservation areas on the national planning data platform. Whether your Purley plot sits in one, or next to one, is worth settling before you commit to a design, because designation can change what is possible on a site.

You can check a site against the national dataset the figure comes from.

Where to start with a Purley plot

The usual first step is feasibility: testing whether a house fits the plot before you spend on a full planning application. That is what the starting fee above is for.

If you are weighing a new build against extending your current house in Purley, say so when you get in touch. The route, the fee and the paperwork differ, and it is better to pick the right one at the start.
