Looking to buy a new house, or to build one
People searching for new houses in East Finchley find estate agents first. We are not agents. We prepare the planning and building regulations drawings for a house you mean to build or have bought a plot for, and we can sketch what a site will hold before you commit to it.
Barnet's recent decisions
Barnet made 1,361 householder decisions, including prior approvals, in the four quarters from 2025 Q3 to 2026 Q2, and granted 80% of them (our analysis of MHCLG planning application statistics, table PS2).
On timing, 95% of householder decisions, leaving out prior approvals, were made within 8 weeks. That is the period article 34 of the Development Management Procedure Order sets for an application that is not major development, counted from the day after the council receives it. A new house is a bigger decision than an extension, so these figures show how the council works, not how yours will go.

The national register lists 16 conservation-area entries for Barnet (our analysis of the Planning Data Platform conservation-area dataset, snapshot of 14 August 2026), so check the council's own map for your street.
Appeals are common in Barnet
The Planning Inspectorate decided 494 householder appeals against Barnet between 2021 and 2026, and 51% were allowed (our analysis of the Planning Inspectorate Casework Database, release 2609). So at appeal the Inspectorate agreed with the applicant about as often as with the council.
Take that as a reason to prepare a careful application, not as a plan to win on appeal. An appeal adds time and cost, and every figure here is a record of past householder cases, not a forecast for a new dwelling.
Neighbours and daylight objections
A new house between existing homes draws comments, and light is a common subject. The most useful answer is evidence: a true-to-scale section through your house and the neighbour's, with their window positions and ridge heights. Our measured building survey service records those dimensions.
Formal daylight and sunlight assessments are not on our service list. If Barnet asks for one, a specialist consultant produces it and we adjust the drawings if the findings require.

Conservation areas, space and cost
The national register lists 16 conservation-area entries for Barnet (our analysis of the Planning Data Platform conservation-area dataset, snapshot of 14 August 2026), so check the council's own map for your street. The layout then has to meet the nationally described space standard, at least 39 m2 for a one-bedroom, one-person home or 37 m2 with a shower room instead of a bathroom.
The national planning fee for a full application for fewer than 10 houses is £610 per dwellinghouse, as indexed from 1 April 2026. Our new-build drawings start from £1,450; see the pricing page.
