Southwark's record before you design

Southwark decided 1,492 planning applications in the four quarters to 2026 Q2 (our analysis of MHCLG planning application statistics, table PS2). Those cover every type of scheme, so read the figure as workload, not as a pass rate.

The appeal record is more telling. Of 257 planning appeals decided since 2021, 25% were allowed (our analysis of the Planning Inspectorate Casework Database), so most of the appeals the Inspectorate decided were dismissed. The first application is the place to make the design case well.

Conservation areas across Southwark

The 56 live entries on the national conservation-area register are a count for the whole of Southwark, not SE5 alone (our analysis of the MHCLG Planning Data Platform conservation-area dataset), so check your plot on Southwark's conservation area map. Where a new dwelling sits in one, government guidance asks for a design and access statement for development of one or more dwellings (Making an application). Our conservation area glossary entry and the Article 4 direction glossary entry cover what the designations restrict.

Timetable and fee

The decision period is 8 weeks for an application that is not major development and 13 weeks for major development, counted from the day after receipt (article 34, Development Management Procedure Order). The council's own fee is £610 per dwellinghouse for a full application for fewer than ten dwellinghouses, from 1 April 2026.

From plot to submitted application

We start with a measured building survey when there is an existing building or boundary to record, then draw plans, elevations and sections for the new house. The whole package is described on our new build drawings page. Our price starts at £1,450; the pricing page has the rest.

If you searched for new homes for sale in Camberwell, note that we do not sell property. We draw homes for owners who want to build.
