Planning and building regulation drawings in East Ham (E6)

E6 is really two different housing stories sharing one postcode. East Ham is the older one: late-Victorian and Edwardian terraces filled in around the medieval church of St Mary Magdalene, with Norman Road, Wakefield Street, High Street South and Barking Road among its streets. Beckton is the newer one, laid out in the Docklands regeneration era on reclaimed industrial land, with brick terraces, closes and cul-de-sacs; Kingfisher Street, Brooks Avenue and Winsor Terrace are among its roads. Period housing is essentially absent there.

The two halves ask for different drawings. In East Ham the plots are dense, so there is little room to go sideways, and most extra space comes from the back or the roof. The historic core around the church is a conservation area, and the listed church and its setting make the council careful about anything proposed nearby. In Beckton the houses follow a master plan, so a rear extension is judged for how well it fits the building line, roof form and brick of the close you live in.

Beckton carries its own practical questions. The ground was once gasworks, so deeper foundations can bring a requirement to investigate contamination, and parts of the low-lying land fall within flood mapping. Close-set neighbours on small plots also make daylight and the Party Wall Act routine. Across both areas, turning a family home into a shared house needs permission. We check the details of your address before we draw anything.

Planning in East Ham: what to know before you apply

Newham handles E6 largely through its borough-wide permitted development controls. East Ham has one conservation area around the old core, where work near its edge and around St Mary Magdalene is read for its effect on the setting; Beckton has none. On the planned estate the council may hold permitted development tighter than the national default, so it is worth confirming dimensions and materials rather than assuming. The borough-wide direction on houses in multiple occupation covers the whole postcode. We confirm the designations, the ground conditions and the flood position for your address, and then prepare drawings to the route that applies.

  • A single-storey rear extension up to 4 m deep on a detached house, or 3 m on any other house, is Class A permitted development subject to the height and materials conditions.
  • An Article 4 direction applies here and may withdraw this freedom — the schedule must be checked before relying on it.
  • One or more constraints are unknown — we check the council's registers as part of the free appraisal.
  • Where permitted development applies, a lawful development certificate proves it for lenders and buyers.

FAQ

East Ham (E6) — FAQs

Can I build a rear extension on my Beckton house?+
Possibly, though the details need checking. The estates were built to a uniform plan, so the council looks at whether the extension matches the building line, roof shape and brick of your close. Permitted development may cover a modest one, but Newham can apply tighter limits on some estate homes, so we check first.
Does the East Ham conservation area affect my house?+
Only if you are inside it or close to its edge. It protects the historic core around St Mary Magdalene church, and the council is cautious about changes near that boundary. Most of the Victorian and Edwardian terraces further out can still use ordinary householder rights, so we check the boundary against your address.
