Planning and building regulation drawings in Islington (N1)

N1 covers a wide sweep of streets from Barnsbury and Angel down through Hoxton to De Beauvoir Town, and the postcode holds together a lot of very different building stock under one number. Walk from Upper Street toward Gibson Square and you're in tall Georgian terraces with closet wings and long thin gardens. Head east past Noel Road and Wilton Square and the streets loosen up into a mix of Victorian terraces, canal-side former warehouses and post-war estate blocks. By the time you reach Englefield Road and King Henry's Walk, the character shifts again into gault-brick villas laid out on a grid.

That range matters when you're planning a project, because what a house can absorb depends on when it was built and how it's been subdivided since. A lot of the Georgian and early-Victorian stock around Barnsbury Street and Offord Road has been split into flats and maisonettes over the decades, so a loft conversion or rear extension often has to work around a lease, a shared freehold or a party-wall agreement before it gets anywhere near a planning drawing. The warehouse conversions near the canal come with their own quirks too, usually around how a new opening reads against the original industrial frontage. We draw across all of it, from a single-storey rear addition on a Hoxton terrace to a full internal reconfiguration of a converted flat near Duncan Terrace.

The Regent's Canal runs through several of these areas and shows up again and again as a factor in what gets approved, particularly for anything visible from the towpath or affecting a canal-facing roofline.

Planning in Islington: what to know before you apply

N1 sits across two councils, and which one you fall under changes the process. Islington's planning authority looks hard at anything touching the borough's dense concentration of listed Georgian terraces, where an external change usually needs listed building consent alongside a standard application, not just a check against permitted development rules. Hackney, which covers the De Beauvoir Town and Hoxton end of the postcode, runs a borough-wide direction that removes permitted development for converting a house into an HMO, so that route always needs a full application regardless of which conservation area you're in. Both councils treat converted flats as a separate strand of the assessment: ownership, shared structure and amenity for neighbouring flats all get checked before a scheme is judged on its design. Because a fair number of N1 addresses sit near the Regent's Canal, roofline and rear-elevation visibility from the towpath often comes up as a specific point in the case officer's assessment, on top of the usual daylight and neighbour-impact checks. We confirm the applicable council, the conservation status and any listing before we start drawing, so the scheme is aimed at the right process from day one.

  • A single-storey rear extension up to 4 m deep on a detached house, or 3 m on any other house, is Class A permitted development subject to the height and materials conditions.
  • An Article 4 direction applies here and may withdraw this freedom — the schedule must be checked before relying on it.
  • One or more constraints are unknown — we check the council's registers as part of the free appraisal.
  • Where permitted development applies, a lawful development certificate proves it for lenders and buyers.

FAQ

Islington (N1) — FAQs

Does living in a conservation area mean I can't extend at the back of my house?+
Not on its own. A conservation area controls how a scheme looks and how it's assessed, but it doesn't by itself remove your right to build a single-storey rear extension under permitted development. What does remove that right is a separate Article 4 direction, and whether one applies depends on the specific street and council, so it's worth checking your address rather than assuming either way. Where a direction does apply, or where a house is listed, a full planning application replaces the permitted development route and the drawings need to answer a wider set of design questions.
My house near Barnsbury Street has already been split into flats. Does that change what I can build?+
Yes, in practical terms. A subdivided Georgian or Victorian house usually means more than one interest in the building, so a rear extension or loft conversion has to account for the other flats: shared structure, party-wall notices, and how any new floor area or roofline affects light and privacy for the other units. That's separate from the planning application itself and usually needs sorting out early, since it can shape what depth or height is realistic before a drawing ever goes to the council.
