Planning and building regulation drawings in Braintree (CM7)

CM7 is the Braintree district, and Braintree District Council is the authority that receives and decides householder applications here. The national planning data register shows six conservation areas overlapping it: Bocking Church Street, Braintree Town Centre and Bradford Street, Finchingfield, Great Bardfield, Great Saling and Wethersfield. Only one of those names refers to the town centre, so a single postcode can hold addresses with very different planning positions.

For a homeowner planning a loft conversion, an extension or a new window arrangement, the first job is to establish which side of a conservation area boundary the house stands. Inside one, a roof enlargement such as a rear dormer is not permitted development, nor is a side extension or a rear extension of more than one storey. That does not mean the work is refused. It means the council decides it through a householder application, and the drawings are the evidence it decides on.

A good set of drawings for a conservation area address shows the existing roof and elevations accurately, the proposed change in the same drawing style, and the materials to be used. Roof windows, dormers and chimney alterations are the kinds of change where the detail matters. If the house is outside every designation, permitted development may still cover the work, but the limits on height, projection and distance from the boundary need to be checked against the plot. The practice is a team of chartered architectural technologists. Our fixed fees are on the pricing page, and we confirm the fee for a house in Braintree, Finchingfield or Great Bardfield when we quote.

Planning in Braintree: what to know before you apply

Braintree District Council handles householder applications as the local planning authority for the district. A valid application brings together the form, the location and block plans, existing and proposed drawings, the ownership certificate or notice and the fee. For houses in the Braintree Town Centre or Bocking Church Street conservation areas, the council has to consider the effect on the character of the area, so the drawings should set out roof forms, materials and frontage detail clearly, and the same applies in areas such as Finchingfield and Great Bardfield. The application is publicised to neighbours, and a parish council that has asked to be told about applications is notified. A householder proposal can be decided by an officer under delegated powers or by a committee.

Applications are decided by Braintree District Council — its planning pages.

  • A single-storey rear extension up to 4 m deep on a detached house, or 3 m on any other house, is Class A permitted development subject to the height and materials conditions.
  • This council does not publish its Article 4 directions to the national register, so the schedule is confirmed with the council first.
  • Where permitted development applies, a lawful development certificate proves it for lenders and buyers.

FAQ

Braintree (CM7) — FAQs

Is a rear dormer allowed in Finchingfield?+
Not as permitted development if the house is inside the Finchingfield conservation area, because roof enlargements are excluded there. Planning permission can still be sought through a householder application. The drawings would need to show the dormer's size, materials and position on the roof slope so the council can judge its effect on the area.
Does a Braintree postal address mean my house is in a conservation area?+
No. The register shows six conservation areas in CM7, and a postal address does not tell you whether the house falls inside one. Check the address against the council's map before assuming either way, since the answer changes which extensions need an application.
